Annual and semi-annual maintenance program

Outdoor landscape lighting systems need maintenance from time to time - Plant growth, lamps that have gone out, mulch covering a fixture or a wire being cut by a landscaper are all things that could change your outdoor lighting. Homeowners should keep an eye out for areas that appear darker, areas of light that are not coming on, lighting shadows that are different or lighting patterns that have changed. These are signs that your system is in need of a maintenance service call.

We do preventative maintenance. We visit once per year for smaller LED systems and every 6 months for larger LED systems.  Your outdoor lighting will continue to perform and look as good as the day it was installed.

• System is manually turned on, timer/s adjusted as needed
• Transformers are visually checked for irregularities and accumulated debris cleaned out. 
• Amperage readings checked for variance between initial recordings. 
• Ground Fixtures inspected for damage and/or water intrusion around shrouds and adjustment points. 
• Silicone seals and o-rings are checked/replaced/lubricated as needed. 
• Glass lenses cleaned to remove mineral deposits and dirt restoring clarity for maximum light transmission. Fixtures are re-aimed and adjusted if needed.
• Plants trimmed away from fixtures to prevent light blockage. 
• Fully integrated LED fixture modules checked to insure all diodes are operating on the circuit board with the same intensity. 
• Down lighting from trees - Wire straps are inspected and loosened as required to prevent the tree growth damage.
• Path fixtures - Hat undersides cleaned and re-sprayed with a high gloss high reflection white paint as needed. lenses are cleaned. Fixtures will be leveled as needed.

Be aware of system changes. If lights are out, wires that have been exposed or cut can cause the system to fail prematurely. Make sure to report these issues to us so we can prevent any damage to the system.

Owners can help keep their fixtures clean by wiping with a clean soft cloth and a mild soap.

Owners should NOT try to make alterations or repairs/replacements or hire third parties as this may void warranties.

After the system has been up and running there might be a tendency to overlook routine maintenance.
